When I started in real estate, I had no money and no credit. But I still built a million-dollar business.

The secret? Leverage.

And I’m not just talking about leverage in the traditional sense — putting 20% down and financing the rest. I mean leveraging everything.

???? Connections.

???? Resources.

???? Knowledge.

???? Other buyers.

Here’s what I did: I found buyers who wanted deals in my area but didn’t have the time or energy to do the legwork. I told them, “You cover the marketing, I’ll do the work. If it fits your buy box, you get first dibs. If not, we wholesale it and split the profit.”

They paid for the systems, the marketing, and the overhead. I brought the hustle. And I started closing deals without spending a dollar of my own.

I even have students today whose buyers cover the cost of their coaching because they see the value in building an acquisitions machine.

So if you’re broke and think you can’t start, you’re wrong. Money and credit don’t build businesses. Resourcefulness does.
